Mizner didn't paint these homes. We do.

Addison Mizner designed Boca's architectural soul in the 1920s, but the painting we do today is what keeps his work standing for the next 100 years. The houses he designed in Old Floresta have rough-finished stucco that doesn't take modern paint products well. The wrought-iron balconies rust through if not properly prepped. The barrel-tile flashings need careful masking or the paint streaks the roof. Each detail matters.

Boca also has more exclusive gated communities than any city in Florida. Royal Palm Yacht Club, The Sanctuary, Le Lac — Forbes ranks them among the most exclusive in the U.S. Working these properties requires insurance certificates at specific levels, background-checked crew, and the ability to coordinate with security, property management, and HOA approval boards. We handle that infrastructure.

On the construction side: Boca's housing-stock is wide. 1925 Mizner originals on one end, 2024 Toll Brothers Royal Palm Polo on the other. Original lime stucco, modern Portland-cement stucco, EIFS synthetic stucco — three different surfaces requiring three different products. We don't apply 1920s prep to modern construction or modern prep to historic work. Right product, right prep, every time.
