Master-planned communities define the city's character — PGA National alone spans 2,340 acres with about 5,000 homes across 40 distinct neighborhoods.

What that means for painters: nearly every job here happens inside a gated country club community with HOA approval requirements. Insurance certificates, color palettes, contractor verification, security check-in. PBG estate work isn't drive-up-and-paint — it's a different operating environment from the older parts of PBC, and we've been working it for 25 years.

PBG is also distinct from Jupiter despite the proximity. This is a master-planned, golf-resort city, not a coastal town. Different housing stock, different community structures, different expectations. We treat the difference as the work itself, not as an inconvenience.

1,600 residences across 33 neighborhoods. Three championship courses (one Rees Jones, two Wilson/Lee). Mandatory equity-club membership. Patio homes, condos, semi-custom, estates. 115,000 sqft clubhouse.

Mirasol

2,300 acres, 30 villages. Mediterranean and contemporary 2,000–7,000 sqft homes. Two Tom Fazio / Arthur Hills courses. $1M–$8M. Most homes have golf or water views. Plus Mirabella section ($700K–$1M).

Old Palm Golf Club

Ultra-private. 4 neighborhoods, <325 homes. 4,000–15,000 sqft custom estates. Raymond Floyd-designed Championship Course. Membership cap 330. White-glove service expectations.

Frenchman's Creek & Reserve

Two distinct communities. Creek has private beach club, oceanfront access. Reserve is developer-built with membership tied to the home. Both luxury, both exacting on contractor standards.

Steeplechase

Gated luxury without mandatory country-club membership. 1+ acre lots, custom estate homes, mid-$1M to $5M+. Privacy emphasis, 24/7 security. Resort-style pools, timeless architecture.

Eastpointe

Spanish Revival luxury homes, two championship courses, country club community with flexible membership tiers. Older PBG community with mature landscaping.

Horseshoe Acres

Gated equestrian boutique community. 1+ acre lots. Streets named for famous racehorses (Mongo, Needles, Ridan). Different work cadence — barns, fencing, outbuildings alongside main residences.

Monet & downtown PBG

Monet has midcentury modern homes on canals. Downtown PBG includes The Gardens Mall area, mixed condos and townhomes near commercial center.

Estate exterior repaints

5,000–15,000 sqft homes in PGA National, BallenIsles, Mirasol, Old Palm. Volume facades, multi-story stucco, tile-roof flashing, wrought iron details. 6–10 day jobs.

HOA color compliance — gated communities

Most PBG country clubs have approved palettes. We handle architectural review board submission, color-deck samples, and coordination with the club's design committee.

Estate interior repaints

Volume ceilings, custom wall finishes, marble floors and millwork to protect. Owners often snowbird north May–October — we work the empty house, send daily photos.

Cabinet refinishing — estate-grade

Custom solid-wood cabinetry sprayed for cabinet-grade finish. Walk-in butler pantries. Doors removed, sprayed off-site, reinstalled.

Stucco repair — settling cracks

Older PGA National and BallenIsles homes (1980s) have predictable settling cracks. Elastomeric filler, then full repaint to blend the patch.

Insurance & gate-access logistics

Most PBG communities require contractor insurance certificates filed with management before entry. We handle that paperwork as part of every job.

IV · PBG-specific

Master-planned means different rules.

Palm Beach Gardens isn't like working in older parts of Palm Beach County. Most of our PBG jobs start with paperwork — contractor insurance certificates filed with the community's management office, color samples submitted to the architectural review board, gate access scheduled with security. We've done this for 25 years; it's part of the work, not an obstacle.

The communities have different memberships structures, too. Mirasol and Frenchman's Reserve tie membership to the specific home you bought. BallenIsles has mandatory equity-club requirements. PGA National has flexible tiers from social to full golf. Old Palm caps membership at 330. We respect those communities — their rhythm, their security, their privacy — the same way we respect the homes themselves.

On the construction side: PBG's housing stock skews 1980s through 2020s. Original 1980s PGA National homes have predictable failure modes — original stucco-on-block has hairline cracks at corners, settling cracks at door frames, sun-faded paint on south-facing walls. Newer Toll Brothers Royal Palm Polo construction has different surfaces (modern Portland-cement stucco, EIFS in some cases) requiring different products. Right product, right prep, every time.

How much does estate-level painting cost in Palm Beach Gardens?

Will my country club's architectural review board need to approve the color?

Almost certainly yes. PGA National, BallenIsles, Mirasol, Eastpointe, Steeplechase, and most PBG communities require ARB submission for any exterior color change. We provide samples, documentation, and the submission package — standard part of the work.

Can you paint our home while we're snowbirding back north?

Very common in PBG. We coordinate access through your community's management office, work the empty house, send daily progress photos, and complete walkthrough by video if needed. Most estate exteriors take 6–10 days, so a 2-week absence covers most jobs.
