Coastal houses fail differently.

Jupiter is north Palm Beach County, on the Atlantic coast where the Loxahatchee River meets the Intracoastal Waterway. The weather here is harder on paint than anywhere else in PBC. Salt air east of A1A. Hurricane wind exposure on the open sound. Sun and rain in equal aggression. A coat of paint that lasts 8 years in Wellington might last 5 here on a south-facing wall.

We've been finishing Jupiter homes for 25 years. Abacoa's Key West-style homes with tin roofs and wrap-around porches have specific maintenance patterns — the trim around the porches takes the most weather and needs the most touch-up. Admirals Cove waterfront homes have salt corrosion on door hardware and metal flashings that show up as paint failure first. The Bluffs cottages between the ocean and Intracoastal have humidity that older homes weren't built to handle.

Knowing what fails in this microclimate is what makes the difference between a 5-year repaint and a 10-year repaint. We use higher-grade products on coastal jobs. We don't always upcharge for it — the math works out for us when the job lasts and the client comes back.

Ultra-private gated community. Custom architecture. Few painters allowed in — we're insured to the level required.

Jonathan's Landing

Established gated community along the Intracoastal. Mix of single-family, villas, and condos.

Heights of Jupiter

More affordable, just west of Abacoa. Updated homes from the 70s and 80s. Common for whole-house repaints by new owners.

Family-friendly, more affordable. Smaller single-families on tighter lots. Standard interior repaints, drywall repair.

IV · Jupiter-specific

Salt, sun, and storms — we plan around all three.

East of A1A is its own paint environment. Salt air carried in by ocean breeze deposits on every surface, every day. It rusts metal flashings, eats caulk lines from the inside out, and pulls paint off door jambs three times faster than inland homes. We use salt-air-rated products on everything within a half-mile of the coast, and we re-caulk before painting rather than painting over old caulk.

Hurricane season runs June through November. We don't paint exterior in the path of an active storm warning, and we don't paint anything where impact glass needs to be installed afterward (the glass install scratches fresh paint). Jupiter sits in a high-impact zone — we plan exterior projects for the calmer months when we can.

The sun in Jupiter is brutal. South and west walls fade faster than north and east. We use UV-rated colorfast paints and lighter colors on south exposures when the homeowner has the option. Dark colors on a south wall in coastal Jupiter is a 4-year repaint instead of an 8-year one.

Yes. Impact-glass windows can be masked off and painted around. Accordion or roll-down shutters get the housing painted along with the trim. Bahama or colonial shutters get removed, painted, cured, and reinstalled.
