I · Local context

Small town, distinctive work.

Lantana is a small coastal town — about 11,000 residents, just north of Boynton Beach and south of Lake Worth Beach. Its main claim to history is the Barefoot Mailman, who carried mail from Palm Beach to Miami on foot in the 1880s. Today, Lantana's identity is split between two distinct worlds: the modest mid-century beach cottages and downtown of mainland Lantana, and the luxury waterfront wealth of Hypoluxo Island.

Hypoluxo Island is the standout. Three miles long but less than a quarter-mile wide, the island sits on the Intracoastal Waterway and is home to fewer than 300 families. Median age 71, average income above $200K. Mediterranean estates, Key West-style cottages, and modern duplexes line the streets, most with deepwater dockage. The southern tip is the gated community of Point Manalapan — technically the town of Manalapan, with oceanfront mansions including the 1930 Vanderbilt estate 'Eastover' (NRHP).

Mainland Lantana is different. Downtown corridor along Ocean Avenue and Dixie Highway, mid-century cottages from the 1950s and 60s, working-class and middle-class neighborhoods. Old Key Lime House (legendary local restaurant) anchors the waterfront. Different work, different products, same crew. Bilingual EN/ES.

Hypoluxo Island

Three miles long, less than a quarter-mile wide. <300 families. Mediterranean estates, Key West-style cottages, modern duplexes. Deepwater dockage on most lots. Quiet, exclusive, lush tropical landscaping.

Point Manalapan (south island tip)

Gated community at the southern tip of Hypoluxo Island. Technically the town of Manalapan. ~200 single-family homes. Oceanfront mansions including the Vanderbilt's 'Eastover' (1930, NRHP).

Downtown Lantana

Ocean Avenue corridor, Dixie Highway commercial strip. Mix of historic storefronts, mid-century buildings, residential pockets above retail. Old Key Lime House, the Barefoot Mailman Motel, local landmarks.

Mid-century beach cottages

Mainland Lantana's residential stock. 1950s and 60s small-frame cottages, modest lots, walking distance to the beach in places. Many have been updated; many still need work.

Lantana Beach & Lantana Heights

Inland family neighborhoods. Mostly mid-century single-family on standard lots. Family demographics, more affordable than the island.

Hypoluxo (the small Town adjacent)

Distinct from Hypoluxo Island. Small mainland community immediately north of Lantana proper. Mid-century housing, modest scale.

Sterling Village & Lakeside

Older condo and 55+ communities along the Intracoastal. 1970s and 80s construction, frequent interior repaints between owners or seasonal turnover.

Plantation Estates & West Lantana

Newer construction, west of the historic core. Standard suburban single-family. Less work for us out here, but we cover it.

Downtown Lantana 1950s and 60s cottages. Smaller homes, faster turnaround, often whole-house repaints between owners. 2–4 day jobs.

Salt-air corrosion mitigation

Beachside Lantana deals with daily salt corrosion. Metal fasteners, trim, fixtures all corrode faster here than 5 miles inland. We use marine-grade primers and sealers as standard.

Manalapan estate work

Point Manalapan's oceanfront and waterfront homes are a different scale entirely. Multi-million dollar estates, 5,000–15,000 sqft, custom finishes throughout. We carry insurance certificates appropriate to that level.

Condo / 55+ interior repaints

Sterling Village, Lakeside, and the older Intracoastal condo communities. Frequent turnover work for new owners or rentals. Building access coordination, low-VOC paints.

Cottage exterior repaints

Mainland Lantana cottages on smaller lots. Stucco or wood-frame, 1950s/60s construction, 1–2 day jobs typical for full exterior.

IV · Lantana-specific

Two different Lantanas in three square miles.

Lantana is geographically tiny but has two completely different work environments. The Hypoluxo Island side is a high-end coastal market — multi-million dollar waterfront homes, gated entries on the Manalapan tip, careful contractor verification. The mainland side is a mid-tier coastal town with modest 1950s and 60s cottages, working-class and family neighborhoods, and a working downtown corridor. We work both.

Salt air is the constant on the eastern half of the city. Lantana sits on the Intracoastal between two oceanfront communities (Manalapan to the south, South Palm Beach to the north). Anything within a half-mile of the water deals with salt corrosion daily — metal fasteners, trim, fixtures, even some paint binders break down faster here than inland. We use marine-grade products as the default for coastal work, not as an upgrade.

Lantana also has more historic detail than people realize. The town's 'Barefoot Mailman' identity dates to the 1880s. The Vanderbilt 'Eastover' estate on Manalapan is on the National Register. Many Hypoluxo Island homes have been on the same family for generations. We respect that lineage when we work the older properties — gentler prep, products that don't damage original surfaces, attention to original architectural details.
