I · What we do

Exterior painting built for Florida.

South Florida is brutal on paint. Twelve months of UV. Daily humidity. Salt air at the coast. Wind-driven rain. Algae and mildew that show up overnight on shaded walls. An exterior repaint here lasts as long as the prep underneath it.

We start with a thorough pressure wash — not a quick rinse, an actual wash that strips chalking, mildew, and loose paint. Then we look for what the rinse exposed: hairline cracks in stucco, wood rot at the soffit, caulk that's gone stiff. Those get repaired before any color goes on.

We use exterior-grade acrylic latex from Sherwin-Williams or Benjamin Moore — product lines specifically formulated for Florida UV. Two full coats. The painting is the easy part. The wash, the repair, the prime — that's where the next 8 to 10 years of paint life are decided.

Stucco walls

Smooth, dash-coat, lace, knockdown. We patch hairline cracks with elastomeric filler before painting so they don't telegraph through.

Wood siding & trim

Cedar, pine, fascia boards. Sanded, primed where bare, brushed and rolled. Rotten boards replaced first — no painting over rot.

Soffit & fascia

The horizontal trim under the eaves. Often forgotten, often where paint fails first because of trapped moisture. We get to it.

Front doors & entry

Brushed for a smooth hand-finish or sprayed for cabinet quality. Bold accent colors welcome — the front door is your house's signature.

Garage doors

Rolled or sprayed depending on the panel style. Most garage doors are paintable steel or aluminum — just need the right primer.

Concrete & foundations

Painted block, foundation walls, pool deck cages. Masonry-grade primers and finishes that won't peel from groundwater.

Decorative trim

Crown molding outdoors, columns, pergolas, shutters. The accent colors that finish the look.

Pressure washing

Always included before painting. Available on its own if you just need the algae stripped off.

Wash, repair, paint — in that order.

Walk-through & estimate

We come out, walk every elevation, look at the seams, check the rot points, ask about color direction. Free, no deposit, no pressure.

Pressure wash

The whole exterior gets washed. Algae, mildew, chalk, loose paint — off. We don't paint over a dirty wall.

Repairs & prep

Stucco cracks filled with elastomeric. Rotten wood replaced. Caulk lines cut out and re-run. Loose paint scraped and feathered.

Prime

Bare wood, fresh stucco patches, stains that bled through — all primed. Skip-priming is how you get peeling exterior paint two years in.

Two full coats

Acrylic latex, exterior grade, premium line. Brushed where it needs precision, rolled or sprayed where it doesn't. Two coats — never one.

Walkthrough & cleanup

We walk every wall with you. Anything off, we fix. Then drop cloths up, plants uncovered, sidewalks rinsed. Job done.

Sun, salt, and rain — the Florida triple threat.

The sun fades cheap paint in two summers. Salt air strips paint at door frames and window sashes. Wind-driven rain finds every gap in the caulk. Florida exteriors don't fail gradually — they fail at the seams first.

The houses we know best are the ones we've painted twice: a fresh exterior in 2012 and a touch-up call ten years later. That second visit is where you find out if the first job was done right. We've been doing both ends of that equation for 25 years across Greenacres, Boynton Beach, West Palm Beach, Wellington, Boca, Jupiter, and the rest of Palm Beach County.

Coastal homes east of I-95 get extra attention — salt air rusts metal flashings, eats into caulk, and pulls paint off door jambs faster than inland houses. We know which products handle that and which products don't.

Common questions.

How often should I repaint the outside of my Florida house?

An exterior painted with premium products and proper prep should last 8–12 years in Palm Beach County. Coastal homes east of I-95 are on the shorter end of that range; inland homes (Wellington, Royal Palm Beach) hold up longer. Watch for chalking on south-facing walls — that's the first sign it's time.

How much does exterior house painting cost in Palm Beach County?

Most single-family homes run between $4,500 and $9,500 depending on size, height (one story vs two), surface type (stucco vs wood), and how much repair work is needed up front. Larger or coastal homes run higher. We give a flat written estimate after walking the job.

Do you pressure-wash before painting?

Always — it's part of the job, not an extra. The whole exterior gets washed before any paint goes on. Algae, mildew, chalking, and loose paint have to come off or the new coat won't bond properly.

Can you paint stucco?

Yes — stucco is most of what we paint outside in PBC. We patch hairline cracks with elastomeric filler before painting so they don't show through. Smooth, dash, lace, or knockdown texture — all paintable.

Do you handle wood rot or repair before painting?

Yes. Rotten fascia, soffit, or trim gets cut out and replaced before any painting. We don't paint over rot — it'll telegraph back through and the new paint will fail. Most exterior repaints we do include some level of wood replacement.

Do you paint during summer or rainy season?

Yes, with eyes on the forecast. We paint between rain bands — Florida summer rain is usually predictable enough to work around. We don't paint when rain is within a few hours of fresh paint, and we don't paint above 95°F substrate temp.

How long does an exterior repaint take?

A single-story 2,000 sq ft home is typically 4–6 working days end to end (wash, dry, repair, prime, paint). Two-story homes run 6–9 days. Heavy repair work or full color changes add time. We give a real timeline up front.
