Gated community off Jog Road. Townhomes and Mediterranean-style single-family from the 80s and 90s. We know the HOA color palette.

Magnolia Bay

55+ active adult community. Smaller homes, attentive owners, lots of repaint and refresh work.

Buttonwood

Gated, mid-size single-families. Original 90s construction with the Florida-typical stucco and tile-roof combo.

Sagewood

Larger lots, newer construction (late 90s through 2000s). Often two-story, cleaner exterior repaint jobs.

Joggers Run

Affordable single-family and townhome mix. Mid-80s through early 2000s. Common for first-time homeowner repaints.

Most Greenacres homes from 1975-1995 have the same drywall failure modes — settling cracks at the door frames, popped tape on the long ceiling runs, and water staining in the back bedrooms where the AC drain line is.

We've also seen what fails. Cheap exterior paint dies in 4 years on the south wall here — the sun is unforgiving and there's no shade in most of the older subdivisions. We use Sherwin-Williams Resilience or Benjamin Moore Aura for exteriors. They cost more. They last twice as long. Math works out for the homeowner.
