I · Local context

Historic homes need historic-aware painters.

West Palm Beach is the county seat and the historic heart of Palm Beach County housing. Six neighborhoods are on the National Register of Historic Places. El Cid. Old Northwood. Flamingo Park. Prospect Park. Grandview Heights. Most of those homes were built in the 1920s during the Florida Land Boom — original Mediterranean Revival, Spanish Mission, and Craftsman bungalows.

These houses need painters who understand them. Painting a 1923 Mediterranean Revival isn't the same as painting a 2010 stucco tract home. The plaster walls don't take modern paint the same way drywall does. The wood trim has 100 years of paint layers that need stripping back. The original window casings, if salvageable, need brushed enamel work that's increasingly rare. We do that work.

El Cid

National Register historic district. 1920s Mediterranean Revival and Mission-style homes on the Intracoastal. Plaster walls, original tile roofs, wrought-iron details. We paint these carefully.

Old Northwood

WPB's first historic district (1991). 300+ historic structures. Craftsman bungalows, Frame Vernacular, Mission-style. The neighborhood that started the city's historic preservation movement.

Flamingo Park

1920s Mediterranean and Mission architecture, brick-paved streets, mature trees. National Register district. We know the HOA-approved exterior color palette.

Prospect Park & Southland Park

South of downtown, large lots, big historic homes. Mediterranean Revival and Mission. Less common but high-quality work when we get the call.

SoSo (Southend)

South of Southern Boulevard. Mid-century ranches, Bermuda-style, modern new builds, waterfront mansions. 8 miles along the Intracoastal.

Grandview Heights

1920s Spanish, Craftsman, and bungalow influences. Smaller homes than El Cid but the same era and architectural pedigree.

Northwood Shores & Northwood Hills

Adjacent to Old Northwood, more affordable, ongoing restoration. Eclectic mix of historic and updated homes.

Villages of Palm Beach Lakes

Modern construction (1980s+). Family neighborhoods, predictable repaint cycles, less prep-intensive than the historic districts.

Downtown high-rises

Bristol, The Ben, newer condo towers. Interior-only work; HOA-managed exteriors. Specialty fixtures, custom finishes.

Historic exterior repaints

1920s Mediterranean Revival stucco, original wood trim, tile-roof flashing repainting. Pressure wash gentle, repair first, premium acrylic latex two coats.

Plaster wall interior work

Older WPB homes have plaster, not drywall. Different prep, different paints. We don't treat it like drywall — that's how original plaster gets ruined.

Trim & window casing restoration

Original wood trim with 90+ years of paint layers. We strip, sand, prime, brush by hand. The patient work historic homes deserve.

Mediterranean stucco repair

Hairline cracks in 100-year-old stucco need elastomeric filler before painting — otherwise they telegraph back through. Cracks become character if you do it right.

HOA submission & color matching

El Cid, Flamingo Park, Old Northwood all have approved palettes. We handle submission and exact color matching.

Downtown condo interiors

Bristol, The Ben, Townsend Place, Mizner Grand. Interior-only work, building access coordination, working around occupants.

IV · WPB-specific

Historic preservation — we respect it.

El Cid, Old Northwood, and Flamingo Park are listed on the National Register of Historic Places. What that means practically: any exterior color change requires HOA submission. Original architectural details (tile roofs, stucco textures, window casings) shouldn't be modified. The painters working these neighborhoods need to know what they're allowed to do and what they're not.

We've been working WPB historic districts for 25 years. We know the difference between paint that helps a 1923 home and paint that hurts it. Original lime-based stucco doesn't take the same products as modern Portland-cement stucco. Old plaster walls need different prep than drywall. Original wood windows need brushed enamel, not sprayed.

On the modern side, we work the downtown high-rise interiors and the newer west-side communities. Same crew, same standards, different products for different surfaces. We don't apply historic-restoration prep to a 2018 condo, and we don't apply 2018 condo prep to a 1923 historic home. Right product, right prep, every time.

Can you paint over plaster walls?

Yes — carefully. Old plaster is more porous than drywall and needs the right primer. We don't sand plaster aggressively (it can damage the historic surface) and we use breathable paints that don't trap moisture. This is one of the differences between historic-aware painters and contractors who don't know what they're working on.

Do you handle HOA submission for historic district exteriors?

Yes. We provide color samples, documentation, and the paperwork most historic district HOAs require. We've worked with El Cid, Old Northwood, and Flamingo Park associations many times.
